"Changes and the resulting change orders and construction directives are common sources of delays and disruptions during a construction project and require understanding and management by the project team. Now that many construction projects are remobilizing and are under new health and safety protocol, navigating changes is more important than ever. The panel includes a construction manager/claims consultant, construction attorney, and owners rep/project manager who will discuss protocol and best practices under an ever changing job site environment."

A similar opportunity exists during the construction process. Critical to reducing construction costs are: inclusion of all project scope in Base Bid, eliminating exclusions from bids, eliminating possible future change orders during the bidding process, managing the construction process to eliminate potential delays and associated additional costs, careful consideration of alternatives, and keeping associated project costs under control during construction.

Condo Project Management

A new, luxury condominium, managed by Empire Projects, Inc, has topped out.

The condominium building is located in the Highline area of Manhattan. It is app. 100,000 sf and features 31 luxury condominiums designed by a well-known, award-winning architect.

The building promises to be an important addition to the New York City skyline.

Topped out, in the case of a concrete superstructure such as this project, means that the last of the concrete superstructure has been completed. This is an important milestone in a new building, in that it allows for the exterior envelope (such as curtain wall or wall and window wall) to be installed.

Office Based Surgery Project Management

Office Building Facade Repair Project Management

Empire Projects Inc. has completed the management of an office building facade repair project in New York.

The project involved the evaluation and implementation of required facade repairs to a high rise building in New York City. The work was performed according to NY's Local Law 11.

Under the local laws related to facades in NYC, the facades of buildings of more than six stories have to be inspected every five years by a licensed engineer or architect and certified as  safe. Serious deficiencies have to be corrected and the building given a second  inspection.

Empire Projects Inc. has completed the management of a coop building facade repair project in New York.

The project involved the evaluation and implementation of required facade repairs to a high rise building in New York City. The work was performed according to NY's Local Law 11.

Under the local laws related to facades in NYC, the facades of buildings of more than six stories have to be inspected every five years by a licensed engineer or architect and certified as  safe. Serious deficiencies have to be corrected and the building given a second  inspection.

Apartment Project Management in New York

Empire Projects, Inc. has completed the project management of an apartment renovation in Manhattan.

The apartment is located on a high floor of the Time Warner center, with fantastic views of Central Park.

The apartment renovation was a very high end project, designed by an AD 100 interior designer. The design concept and implementation of that concept were very successful. The project is quite stunning and has been published in a number of design publications.

The project involved the design and construction of a complete gut rehab and interior reconstruction of the entire project area including all new interior walls, doors, finishes and engineering systems (HVAC, electrical, and plumbing). Additional scope items included were furniture and artwork.
