Project scope being managed by Empire Projects, Inc. includes the architectural/engineering design and specification of the work and the physical repairs of the facade to be done by a contractor experienced in this work.
Local Law 11 is a facade repair and maintenance law, enacted by the New York City Department of Buildings, to mandate safe building facades in New York City.
Acting as Owner’s Representative for a Local Law 11 facade repair and maintenance project requires an understanding of what makes a successful Local Law 11 project design, and how that Local Law 11 design can be implemented appropriately through the Local Law 11 construction process. Since the basis of the regulation is the safety of the public, it is an important that the work be designed properly and constructed properly. In addition, construction safety is an important consideration, and NYC has enacted legislation in the last several years to mandate the safety of the construction workers and process on Local Law 11 projects, and other projects involving the exteriors of NYC’s buildings. The condominium building is located in the Highline area of Manhattan. It is app. 100,000 sf and features 31 luxury condominiums designed by well-known, award-winning architect, Soo Chan, an internationally-recognized architect with offices in Singapore, New York, and Shanghai. The building has many luxury features, such as 19' ceilings, private pools and exquisite details and finishes.

The condominium building is located in the Highline area of Manhattan. It is app. 100,000 sf and features 31 luxury condominiums designed by a well-known, award-winning architect.
The building promises to be an important addition to the New York City skyline.
Topped out, in the case of a concrete superstructure such as this project, means that the last of the concrete superstructure has been completed. This is an important milestone in a new building, in that it allows for the exterior envelope (such as curtain wall or wall and window wall) to be installed.

Hospital Project Management in New York
Empire Projects, Inc. has completed the project management of work required for a new electrical service to the building for a large hospital in New York.
The project work included a new vault under the sidewalk, new structural work, new vault work, new Builders Pavement Plan, new switchgear, and new sidewalk.
Our firm project managed a complex matrix of hospital renovations, hospital construction inspections, and sign offs by the NYC Department of Buildings, NYC Department of Transportation, and Con Ed. All of this work lead to the hospital receiving a new electrical service.
