Condo Project Management

The condominium building is located in the Highline area of Manhattan. It is app. 100,000 sf and features 31 luxury condominiums designed by a well-known, award-winning architect.

The building promises to be an important addition to the New York City skyline.

Coop Building Facade Repair Project in New York

Empire Projects Inc. has completed the management of a coop building facade repair project in New York.

The project involved the evaluation and implementation of required facade repairs to a high rise building in New York City. The work was performed according to NY's Local Law 11.

Under the local laws related to facades in NYC, the facades of buildings of more than six stories have to be inspected every five years by a licensed engineer or architect and certified as  safe. Serious deficiencies have to be corrected and the building given a second  inspection.

Coop Project Management in Manhattan

Empire Projects, Inc. is currently managing an interior upgrade program for a coop building on the Upper East Side of Manhattan.

The project involves a complete upgrade and replacement of all finishes, lighting and signage on the residential floors, as well as similar upgrades to the public spaces on the main floor.

The design phase of this project has been completed, and the contractor bids have been received and are being analyzed and leveled. The next step in the project will be due diligence on the contractor selection, including reference checks, meetings with the bidders, and final negotiation with the contractors and contractor selection.

Local Law 11 Project Management News

Local Law 11 Facade Repair Project to be Managed by Empire Projects, Inc.

Local Law 11 is a facade repair and maintenance law, enacted by the New York City Department of Buildings, to mandate safe building facades in New York City.

Empire Projects, Inc. was recently selected to project manage a new Local Law 11 project for a building on Manhattan’s Upper East Side. The Local Law 11 engineering design has been completed, and the project is about to go into construction.

Acting as Owner’s Representative for a NYC Cooperative Building on a Local Law 11 facade repair and maintenance project requires an understanding of what makes a successful Local Law 11 project design, and how that Local Law 11 design can be implemented appropriately through the Local Law 11 construction process. Since the basis of the regulation is the safety of the public, it is an important that the work be designed properly and constructed properly. In addition, construction safety is an important consideration, and NYC has enacted legislation in the last several years to mandate the safety of the construction workers and process on Local Law 11 projects, and other projects involving the exteriors of NYC’s buildings. New Luxury Residential Apartment Renovation Project Managed by Empire Projects, Inc.

A new luxury apartment renovation --- project managed by Empire Projects, Inc. --- has gone into the construction phase.

The condominium apartment is located in the luxury Time Warner tower building on West 58th Street, in Manhattan.

The area of the project is approximately 3,000 sf, and is organized around a dramatic “Great Room” with fabulous views of Central park to the West, and the Hudson River and George Washington Bridge to the North.

The materials and details of the apartment renovation were chosen with care. Materials include marble floors, glass and drywall partitions, and custom millwork.

The design package includes furniture, accessories and artwork.

The project features a wide range of system upgrades, including new hvac systems, new electrical systems, new humidification system, and new AV and residential system controls package.
