- Step 4: Upgrade the air handling system (variable air volume instead of constant volume)
- Step 5: Right-size the building’s chiller (can be done once steps 1-4 are complete, and heat gain is reduced so that less cooling is required)

New Luxury Residential Apartment Renovation Project Managed by Empire Projects, Inc.

A new luxury apartment renovation --- project managed by Empire Projects, Inc. --- has gone into the construction phase.

The condominium apartment is located in the luxury Time Warner tower building on West 58th Street, in Manhattan.

The area of the project is approximately 3,000 sf, and is organized around a dramatic “Great Room” with fabulous views of Central park to the West, and the Hudson River and George Washington Bridge to the North.

The materials and details of the apartment renovation were chosen with care. Materials include marble floors, glass and drywall partitions, and custom millwork.

The design package includes furniture, accessories and artwork.

New Art Gallery Project Managed by Empire Projects, Inc.

New Art Gallery Project Managed by Empire Projects, Inc.

A new art gallery --- project managed by Empire Projects, Inc. --- has opened in Manhattan.

The gallery is located on West 57th Street, and features the work of the artist Ana Tzarev.

The area of the project is approximately 10,000 sf, and is organized around a dramatic triple-height space, which in turn is anchored by a unique, oval, glass elevator.

The materials of the gallery were chosen with care. They make an architectural statement which nevertheless defers to the artistic statement of the paintings displayed in the space.

The new entrance facade is a handsome glass curtain wall, framed by black stone panels, with a bronze entrance portal marking the entrance from the street.

The interior features terrazzo floors and wood floors, a curved stair with terrazzo treads wrapping the elevator, concealed lighting, and clear and translucent glass panels. The understated neutral color scheme provides an appropriate backdrop to the large, brightly-colored paintings displayed in the gallery.

The project featured a wide range of infrastructure upgrades, including new hvac systems, new electrical systems, new humidifcation system, new elevator, new structural support, new sprinklers, new fire alarm system, new security system and new art storage system.

Solving Hospital Building Department and Fire Department Problems

Many hospitals have building department and fire department problems. These problems include: open building department applications, violations (involving most commonly boilers, elevators, and facades), and in some cases only a temporary Certificate of Occupancy (C. of O.) or no C. of O. at all.

There a number of reasons that many hospitals have these problems. Chief among the reasons are a changing cast of characters of administrators, architects and contractors, which tend to shift and change over time. Therefore, the extreme amount of paperwork and sign-off procedures required to keep the hospital's building department record up to date, can sometimes fall through the cracks as new administrators, architects and contractors come and go. Another factor is the increased but certainly justified scrutiny that hospitals come under from building departments and fire departments, due to the number and nature of many of its patients, and the additional fire safety regulation and infrastructure required in a hospital. And all of the above items are complicated by the constant need of hospitals to modify and add onto their facilities.

Hospital project management company, Empire Projects. Inc., has developed a methodology to solve the building department and fire department problems faced by hospitals. The methodology begins with a thorough search and documentation of all open applications and violations at the building department, fire department, bureau of electrical control, environmental control board, department of transportation, and other agencies as required. A spreadsheet of violations is developed, listing violation or application numbers, project type and location, and a list of line items indicating action items and responsible parties.

With the above spreadsheet in hand, Empire Projects, Inc. then systematically goes through each violation and open application, and contacts the original filing party that is responsible for the close out. In most cases, the original architect, engineer or contractor can be convinced to fulfill the original obligations for sign-off in their contract. If not --- either the original vendor is unwilling or unable to do so --- then Empire Projects, Inc. will either hire a new vendor or take over the work themselves, in consultation with the hospital.

Once all of the open applications and violations are closed out, Empire Projects, Inc. is able to obtain a final Certificate of Occupancy (C. of O.).

As the economy slows, and construction budgets and schedules are cut, clients may wish to consider Just-in-Time Project Management.

Unlike conventional Project Management services --- which start at the beginning of the project and conclude at the close-out --- Just-in-Time Project Management is essentially an a la carte program for introducing project management services at what are often crisis points in the life of a construction project.
